Growth-corridor zone (Pakenham, Officer, Cardinia Lakes, Lakeside, Pakenham East): the corridor adds around 255 dwellings a year, with Pakenham East planned for 7,000-plus homes. Bare new-build lots needing full front-and-back fit-outs, plus early-2000s estates whose tired gardens and turf are now being renewed.
Larger-block zone (Heritage Springs, Beaconsfield, Beaconsfield Upper, Pakenham Upper): bigger and semi-rural blocks where the work is full landscape design and construction, large instant lawns and multi-zone irrigation, plus established-garden renewal that protects the mature planting worth keeping.
Permits & what we keep simple.
- No permit: turf, garden beds, irrigation and planting — the bulk of what we do.
- Permit triggers: structural retaining over 1m, changes to site drainage, or a new crossover.
- Before excavation: Dial Before You Dig on every job; stormwater tie-ins per South East Water and Cardinia Shire.
- Structural retaining: handed to our sister site Pakenham Retaining Walls rather than overbuilt into a landscaping quote.
