Garden bed setback from your slab in Pakenham.

On the reactive clay that runs from Officer through Pakenham and out to Pakenham Upper, the distance between your garden bed and your slab edge is the single biggest decision in a new landscape. AS 2870 says 600mm. We hold to it - and detail the ag-drain that goes with it.

Why a 600mm setback isn’t optional on Pakenham clay.

The clay under your slab moves.

The geology under most of the Pakenham-Officer growth corridor is a high to very high reactive clay - usually classified Class H or H1 in the soil report your builder lodged. Reactive clay swells when it gets wet and shrinks when it dries. If your builder did everything right, the slab and footings were designed to ride that movement. AS 2870 (the residential slabs and footings standard) sets the assumption: the soil moisture under the slab edge stays roughly constant. If you put a planted garden bed hard against the slab and switch on the irrigation, you break that assumption. The corner of the slab now cycles up and down with every watering and dry spell, and over five years a fine crack opens up across an internal cornice or a doorway that no longer closes square.

What AS 2870 actually says.

The standard does not give a single magic number, but the practical interpretation used by every reputable builder and landscaper in Cardinia Shire is a 600mm clear strip of stable, non-irrigated ground between the slab edge and any planted bed. On the most reactive sites - the heavy black-soil pockets near Officer and Cardinia Lakes - we push that out to 900mm. The strip needs an ag-drain and it needs to grade away from the slab at a minimum 1-in-50 fall for the first metre. The landscape design for any new-build in Pakenham starts with the soil report - not the mood board.

The ag-drain detail.

The 600mm strip is not bare earth. It is a designed drainage zone. We trench 300mm below finished ground level along the slab line, drop in a 100mm slotted poly ag-drain wrapped in a geofabric sock, surround it with 20mm clean aggregate, cap it with a separation fabric, and finish to grade with a 75mm topping of decorative pebble or river stone. The downstream end of the ag-drain ties into the legal stormwater point - on a Pakenham block that is usually the kerb pit at the front or a council-approved easement drain at the rear. The whole strip works as a passive water-management system: rain that hits the strip drains away, irrigation overspray drains away, and the soil under the slab edge stays close to the moisture state the engineer designed for.

If you want a bed near the slab

The footing-engineered bed edge.

We do plenty of Pakenham jobs where the homeowner wants a planted bed close to the house - for screening from the street, or to soften a long blank wall. There is a right way to do it. We build the bed with its own retaining edge sitting on its own concrete footing, independent of the house slab. The slab-side face of that edge gets a black bituminous membrane so water from the planted soil cannot weep into the slab footing zone. An ag-drain runs along the base of the bed, inside the retaining edge, and ties out to stormwater. The growing medium inside the bed is a 70:30 sandy loam and compost mix - free-draining, not heavy clay. Done that way, you can sit a bed within 150-200mm of the slab face and still meet the intent of AS 2870.

When the retaining edge gets big.

If the bed needs a retaining edge over 1m, you have crossed from soft landscaping into structural work and Cardinia Shire requires a building permit. Can I build a raised bed right against the slab if it has its own retaining edge?

Yes, but the bed needs an engineered edge that does not transfer load to the slab and does not let water weep into the footing zone. We use a block or sleeper edge on its own footing, with a waterproof membrane on the slab face and an ag-drain in the bed base. Free-draining soil mix, not clay. What happens if a landscaper ignores the 600mm rule?

What happens is what is happening to a steady stream of 2008-2015 Officer homes: a slab corner drops two or three millimetres a year, a cornice cracks, a door sticks, and the owner pays $40,000-$80,000 for underpinning. Insurers often reject the claim because the cause was post-handover landscaping. Voiding the structural warranty on a sub-ten-year-old slab is a real risk on a reactive site.
